Property and construction solicitors

Our Property Department provides a full range of property services to clients both Irish and international.

The Firm is advising developers on a number of schemes and transactions involving significant land and development values. We act for banks, taking security over property, and advise on syndicate and pension related property schemes.

Our expertise and experience extends to development schemes, commercial property leasing and related landlord and tenant matters, syndicated property investments, securities on property, compulsory purchase, the sale and purchase of residential property and tax based property transactions.

The Firm also deals with domestic conveyancing, both for home owners and investors, as well as providing remortgaging services. We advise developers, banks and purchasers on UK property acquisitions, having our own English qualified solicitors giving us the expertise to advise our clients.

With a proven track record in commercial property transactions and development schemes, industrial, office and retail parks, the department is well placed to advise clients on more complex commercial property investments, on property partnerships and funding agreements, using our practical experience to deliver commercial value for our clients.


Our Experience includes
  • Acting for receivers in the disposal of development land and other commercial properties
  • Acting for NAMA and advising the Authority in relation to a number of connection reports
  • Acting for receivers appointed by NAMA, in the lease and sale of units in unfinished schemes
  • Advising international purchasers of loan books in Ireland in relation to the enforcement of loan and banking security. We carry out due diligence advising in relation to title, security and compliance
  • Reviewing facility letters for development funding and advising lenders on security documents for development funding
  • Advising on construction contracts and related construction law agreements, including Letters of Appointment, Step-In-Agreements and Collateral Warranties
  • Drafting and negotiating high value commercial leases
  • Acting for developers in drafting and negotiating scheme documents for tax based property schemes (e.g., multi storey car parks, hotel and hotel and office premises) and for residential, commercial and mixed use schemes
  • several Local Authorities and County Councils in the acquisition of lands for the development of national roadway schemes;
  • Advising both banks and developers on stamp duty and other tax schemes
  • Drafting and negotiating option agreements contingent on rezoning, planning and related issues, negotiating and advising on exclusivity agreements in commercial developments
  • Advising banks on security documents and reviews, advising on planning and environmental law issues related to property development
  • Acting for developers and lenders in giving and taking security over development, construction and construction agreements, collateral warranties and drafting step-in rights
  • Acting for developers and lenders in giving and taking security over development sites
  • Acting for receivers in a variety of sectors
  • Acting for NAMA statutory receivers in development commercial and residential property
  • Planning, building regulations and environmental law compliance issues
  • Negotiating construction contracts
